Project Overview
KFC Warrnambool is a fast-tracked commercial renovation and fitout project where Fox Building Group was engaged to manage the full renovation and refurbishment of the popular KFC restaurant. As a high-volume commercial project, the build required meticulous adherence to national brand specifications while navigating the logistical requirements of a regional site location at 602 Raglan Parade. Beyond the internal fitout, the scope included intricate structural works, encompassing a complete building transformation and upgrades to the drive-through infrastructure. This project underscores our commitment to delivering high-performance commercial spaces that support business growth through technical precision and site-responsive management.

Project Insight
The delivery of the KFC Warrnambool site required a structured approach to commercial construction, where timeline, safety, and quality are non-negotiable. Utilising our ISO-certified systems our team ensured every aspect of the project, from site preparation and structural works to the complete commercial building renovation and fitout, met the stringent operational standards required for a national brand.
Our collaborative model allowed us to proactively manage the supply chain and trade coordination, minimising delays and ensuring a seamless transition from construction to handover. By applying our boutique approach to material appreciation and digital management, we ensured that the final build not only reflects the brand aesthetic but also provides a durable, high-performance asset for the owner.
The successful completion of this project is a testament to the Fox Building Group capability in delivering complex commercial developments, providing our clients with the certainty and quality they expect from a trusted construction partner.
Managing a fast-tracked commercial building renovation and fitout is all about communication and foresight. For our recent KFC Warrnambool project, downtime was the critical factor for the client, The Bird Group. To keep the doors opening as fast as possible, we focused on two things: having eyes on the ground and locking in the supply chain early.
We maintained a full-time site manager and a full-time OH&S manager on-site for the entire duration. This meant any hurdle, from soil inconsistencies under the slab to structural changes for the new freezer room, was dealt with immediately without waiting for off-site decisions. Whether it was the complex internal fitout or the substantial site works to the building exterior and drive-through, we leveraged our established relationships with our long-term trades to ensure efficiency from day one. It is not just about moving fast; it is about moving with purpose and precision.
FAQs
Fox Building Group managed the complete renovation and refurbishment of the KFC restaurant located at 602 Raglan Parade. The project involved a comprehensive building transformation, including structural works, an extensive internal commercial fitout, and significant exterior upgrades, including a full reconfiguration of the drive-through infrastructure.
For high-volume retail projects, time is revenue. We prioritised a fast-tracked delivery model by establishing a single source of truth for all project data and maintaining a dedicated, full-time presence on-site. By having both a site manager and an OH&S manager on-site for the duration of the project, we eliminated communication lag, allowing for immediate on-site decision-making. We also engaged early with our supply chain to secure long-lead items, ensuring the project schedule remained locked and on track from day one.
Commercial fitouts often present technical hurdles, such as retrofitting new equipment into existing footprints. During this project, the installation of a new freezer room in the back-of-house area required cutting through the existing floor slab. This process revealed unforeseen ground conditions. Our team acted quickly to map out structural solutions, working with our surveyors and in-house team to resolve these site-specific issues without delaying the critical path of the project.
National brands have very specific requirements for their facilities. During the project, we identified that one of the corporate-nominated finishes for a feature wall was not ideal for the daily operational maintenance of the restaurant. We worked closely with our clients, The Bird Group, to propose a high-quality, value-engineered alternative. This solution maintained the desired brand aesthetic while improving durability and reducing long-term maintenance costs for the owner.
Our approach combines the rigour of large-scale commercial construction with the personal, detailed focus of a boutique builder. As detailed in our page About Fox Building Group, we operate under ISO-certified systems for quality, safety, and environment. This ensures that every project, from boutique retail to large-scale commercial, is delivered with complete compliance, financial transparency, and professional oversight. Our ability to collaborate effectively with architects, interior designers, engineers and other consultants ensures that design intent is realised precisely, providing a high-performance asset ready for immediate operation.
