Pre-Construction Project Management (PCPM)

We act as your project advisor and manager from the start, coordinating consultants, overseeing design documentation, managing approvals, and guiding value management, all while providing cost and buildability advice at key milestones. We do not produce the design work but manage and coordinate the process to ensure the best outcomes for construction.

Early Contractor Involvement (ECI)

We join your project as a builder-advisor, collaborating with your chosen architect or designer. You maintain control over your design team, while benefiting from our insights into construction methodologies, budgeting, and sequencing. Our role is advisory only; we do not coordinate consultants under this model.

How We Engage

Both PCPM and ECI can be engaged via a short-form agreement.

As a powerful incentive for early alignment, we offer selected clients the opportunity to waive their entire pre-construction fee toward their build contract with Fox Building Group.
This offer is available exclusively to clients proceeding with construction beyond the cooling-off period. It’s our way of investing in strong, long-term partnerships while ensuring we only offer this to projects that align with our values and standards.

What's the difference between PCPM and ECI?

Both bring a builder's expertise into the design phase to give you cost certainty and buildability advice before construction starts. The difference is scope. Pre-Construction Project Management (PCPM) is a broader, ongoing engagement where the builder helps coordinate the project through design — programme, budget, consultants and constructability together. Early Contractor Involvement (ECI) is more targeted: the builder provides specific technical and cost input as it's needed, usually around pricing and buildability, while the design team leads. Which suits you depends on how much hands-on coordination you want during design.

Do I need Pre-Construction Services before building with you?

No — it's optional. You can engage Fox Building Group for construction without a formal pre-construction phase. We recommend it, though, when you want cost certainty early, because it's far cheaper to resolve a budget or buildability issue while the design is still on paper than after construction has started.

When should I engage a builder during design?

As early as the concept or schematic design stage, while changes are still inexpensive to make. The earlier a builder is involved, the more opportunity there is to flag cost and construction implications before they're locked into the drawings — which is exactly where pre-construction input pays for itself.

How much do Pre-Construction Services cost?

It's a defined fee agreed up front for a defined scope, not an open-ended cost. The fee reflects the size and complexity of the project and what you need from the engagement. On most commercial and complex residential projects it's modest against the risk it removes — the cost of discovering a budget problem at tender is almost always higher. We'll set out the scope and fee clearly before you commit.

Does pre-construction input commit me to using Fox Building Group for the build?

No. A pre-construction engagement stands on its own — you're not obligated to award us the construction contract. In practice many clients do continue with us because we've already built a shared understanding of the project, but the decision stays entirely yours.
